If you are looking to jump in the investor market low home prices and low interest rates make this a great time. According to <a title="Zillow" her="http://zillow.com" target="_blank">Zillow.com.</a> the real-estate market is starting to recover: U.S. houses lost $489 billion in value during the first 11 months of 2009, but that was significantly lower than the $3.6 trillion lost during 2008 and things only continue to look up.</p>
<p>While the timing may be right, you will need to have all your ducks in a row. An investment purchase is different than your typical purchase. </p>
<p>Consider your options. </p>
<p>Have a strategy and know what kind of investor you would like to be. Ask yourself if you want to be a landlord, or are you planning on flipping or restoring and reselling properties. What types of properties are you interested in? There are many choices from land, to apartment buildings, residential housing and other commercial real estate. </p>
<p>Partner with experience. </p>
<p>Real estate agents experienced in investment property deals know what to look for in a deal.  You may also want to consider asking a more experienced real-estate investor for advice. If you plan on becoming a landlord make sure to familiarize yourself with the local laws regarding being a landlord.</p>
<p>Location, location, location. </p>
<p>If you buy a property with hopes of renting it out, location is key. Homes in high-rent or highly populated areas are ideal; stay away from rural areas where there are fewer people and a small pool of potential renters. Also, look for homes with multiple bedrooms and bathrooms in neighborhoods that have a low crime rate. Also think about potential selling points for your property. If it&#8217;s near public transportation, shopping malls or other amenities, it will attract renters, as well as potential buyers if you decide to sell later. The more you have to offer, the more likely you are to please potential renters.</p>
<p>Have capital lined up. </p>
<p>Speak to potential lenders or a financial planner about what you will need for assets and cash flow. You will need to have enough assets to handle the ups and downs that could come with investing. Most experts suggest a fallback of about six months of mortgage payments for landlords. You will need this in case or vacancy or repairs.  If you&#8217;re planning to fix up a home and sell it, you will need reserves to cover the costs to maintain the home while it is on the market. </p>
<p>Becoming a real-estate investor is much different than being a residential homebuyer. A buying decision is a business decision not one based on emotions.</p>

But homeowners also must not forget the importance of regularly scheduled seasonal home maintenance to keep systems and structures in top condition and prevent costly repairs.</p>
<p>Despite the hassle and time scheduled repairs can take, quarterly home maintenance and preventative measures can keep all areas of the home in good condition for years to come. To help homeowners accomplish this goal, <a href="http://www.totalcareinspections.com/Spring-Home-Tips.html">Total Care Property Inspections</a> recommends the following summer maintenance tips.</p>
<p>Tip #1: Clean and seal decks. Winter can leave exterior surfaces stained from fall leaves and dirty from snow melt runoff. Ideally, three consecutive warm, sunny days will be needed. On the first day, dry out the deck. Apply deck cleaner and scrub the deck on the second day, and let it dry 24 hours. On the third day, apply deck sealer. This will keep your deck water-repellant, damage-free and aesthetically attractive for all the barbecues in the months ahead.</p>
<p>Tip #2: Wash the exterior of your house using ordinary garden hose pressure and a mild detergent. Pressure washers are not always the best idea—they are powerful enough to force water under the siding, where it can encourage mildew and rot. If power washing is truly in order, hire a professional.</p>
<p>Tip #3: Have a certified chimney sweep inspect and clean chimneys. Taking care of this task in the spring or summer—rather than in the peak autumn season—allows plenty of time for repairs before the next heating season. It’s also easier to schedule a sweep than during the fall cleaning season, and sometimes, rates can be lower as a result of off-season discounts.</p>
<p>Tip #4: Caulk exterior joints around all windows and doors. Caulking keeps the house weather-tight and will help reduce high summer energy bills. It can also help keep insects and vermin out of the house.</p>
<p>Tip #5: Clean lint from the entire clothes dryer vent system, from the dryer to the exterior vent cap. Because lint is incredibly flammable, this common build up can create a fire hazard. And if a gas clothes dryer is not properly vented, it can even force deadly carbon monoxide back into the home.</p>
<p>Tip #6: Check the operation and condition of attic fans and roof-mounted turbine vents. Also make sure that bathroom and kitchen vent fans are working properly and are not blocked or obstructed. This can impede the intake of fresh air and removal of stale air from the home. These fans run on little energy and can greatly reduce cooling costs—not to mention increasing comfort inside the home during a hot and humid summer.</p>
<p>Tip #7: Change air conditioner filters—especially if the home was vented with outdoor air during the spring. Consider using a pleated media filter for better dust trapping, or for additional savings, a web element filter that can be washed periodically instead of being thrown out. Also, be sure to clear overgrowth and weeds away from outdoor air conditioning units—if the necessary airflow is blocked, the air conditioner will not be able to operate properly and could even suffer an expensive failure.</p>
<p>Tip #8: Clean any lingering fall leaves from gutters. For clogged downspouts, try using barbecue tongs to reach in and remove leaves. This is also a good opportunity to repair loose gutter nails or other gutter damage before the heavy spring and summer rains.</p>
<p>Tip #9: The heat and humidity of an Indiana summer can cause wooden windows and doors to swell and stick. Before this becomes a problem, remove the door or window, and carefully remove any excess material with a hand plane. For sliding windows, the surrounding trim is often the culprit. Usually, it must be removed and reinstalled to allow for greater movement. To keep windows and doors from sticking in the first place, make sure that they are sealed with a good coat of paint, including the tops and bottoms. Be careful not to paint the channels where windows need to slide, though—instead, use a light coat of linseed oil as a sealer.</p>
<p>Tip #10: To prepare for summer, make sure attics are well insulated and ventilated. Excess heat in the upstairs area of a two-story home, or the sensation of a ranch-style home feeling “hot from above” could indicate insufficient attic insulation and poor ventilation. The age of the home could be a culprit—home inspectors frequently cite poor attic insulation in houses built prior to 1984.</p>

There are lots of of things that can cause your credit score to plummet, from maxing out a credit card to having a home foreclosed on or declaring bankruptcy. Surprisingly, there are many financial situations that have no bearing on your credit score.</p>
<p>According to an article from <a title="Time Moneyland" href="http://moneyland.time.com/2011/12/19/5-surprising-things-that-dont-hurt-your-credit-score/" target="_blank">Time Moneyland</a> and Barry Paperno, consumer affairs manager for  <a href="http://www.myfico.com/" target="_blank">MyFICO.com</a> there are five common  misconceptions about what harms your score.</p>
<p><strong>1. How much money you  make.</strong> Paperno says many people are surprised when they find out their  salary doesn&#8217;t directly impact their score. They’ll get a job and expect to see  their credit score rise. When it doesn&#8217;t, they’re disappointed. Of course, the  advantage here is that if your income drops, the scoring formula doesn&#8217;t  penalize you.</p>
<p><strong>2. Whether or not you have a job.</strong> Being laid off doesn&#8217;t  mean your credit score will go down. Many people who lose their jobs do take a  hit to their credit, but this comes from falling behind on payments, not the job  loss itself. Even if you’re receiving unemployment benefits, as long as you  manage to get your bills paid on time, your score is safe.</p>
<p><strong>3. Whether or not you revolve a balance.</strong> Some people think  you’re at an advantage if you revolve a balance from month to month, while  others believe you can charge all the way to your limit as long as you pay it  off. Neither is correct. When it comes to your score, 30% consists of the  amounts you owe in relation to your available credit — an equation called your  utilization ratio. The lower that figure, the better. A credit score is just a  snapshot of what your credit looks like on the day a lender pulls it. If you’ve  maxed out a card, even if you intend to pay it off by the due date, that will  reflect poorly on your score. Conversely, if you revolve a small balance in  relation to your credit limit, you’re not doing yourself any favors by forking  over interest to the credit card company, but your score won’t suffer.</p>
<p><strong>4. Whether or not your home is underwater.</strong> Making a monthly  payment on a house that’s no longer worth as much as the amount of your mortgage  definitely stings, but a drop — even a significant one — in the value of your  home doesn’t mean that your score will drop, too. Paperno says the FICO scoring  formula doesn’t look at the current market value of your home.</p>
<p><strong>5. How much money you have in the bank.</strong> Some people think  that a big balance in a checking or savings account will make them more  attractive to lenders, but in reality, Paperno says your credit score doesn&#8217;t  take your savings into account. If you do have a big balance in a savings  account, use some to pay down other debts, since that will help your credit  score.</p>

<p>Use oatmeal containers and coffee tins to store flour, sugar and mixes.</p>
<p>Use old doorknobs to make a coat rack.</p>
<p><strong>For Outside</strong></p>
<p>Use egg cartons, old jars, tins and yogurt cartons to make functional seed starters.</p>
<p>Use old wooden ladders as part of your landscaping, allowing ivy and other vine plants to climb them.</p>
<p>Use CDs to scare birds away from your berry garden. Hang CDs from a tree near your berry bushes. The shiny, moving objects will frighten birds, keeping them away from your sun-ripened berries.</p>
<p>Use Cooking Spray as an ice repellent. Spray both sides of a plastic or metal shovel with cooking spray and the ice will slide right off.</p>
<p>Repurposing items is easy if you start by changing the way you look at things. Next time you think something is trash, stop and think <em>“how can I repurpose this?”</em></p>

<p>Buying insurance can be tricky and how to know what to buy and how much downright confusing. <a title="Bloomberg.com" href="http://www.bloomberg.com/money-gallery/2011-09-14/tips-on-buying-insurance.html#slide1" target="_blank">Bloomberg.com</a> consulted consumer advocates, academics, financial advisers, insurance agents, and adjusters for advice on how to avoid overpaying, underinsuring, or missing out on claims you deserve to have paid.</p>
<p>Here are tips and tricks of the trade.</p>
<p><strong>Use Buying Guides</strong></p>
<p>Agents are paid by insurers to sell their products and often sell only certain companies&#8217; policies. Some insurers offering lower prices, such as Geico and USAA, sell directly to the public. Before meeting an agent, read buying guides on state insurance regulators&#8217; websites, such as Calfornia&#8217;s Insurance Dept.<a href="http://insurance.ca.gov/0100-consumers/0010-buying-insurance/"> </a>site to learn what insurance should cost and cover. Ask agents what they make on a sale, says Karrol Kitt, a professor at the University of Texas at Austin, and drill down on what policies cover. Ask them to verify answers with written proof. &#8220;Sometimes agents aren&#8217;t as knowledgeable as they should be,&#8221; Kitt says.</p>
<p><strong>Be Wary of Cheap Policies</strong></p>
<p>Insurance isn&#8217;t a &#8220;commodity like salt or sugar,&#8221; says Bill Wilson of the Independent Insurance Agents &amp; Brokers of America. &#8220;There can be a dramatic difference in coverage from one policy to another.&#8221; One homeowners policy might cover all water damage, for example, while another might pay only if you notice it right away, excluding the effects of a pipe that has caused mold growth over a long stretch. In health care, coverage and price differences can be especially dramatic. &#8220;The cheapest is rarely the best,&#8221; Ditré says.</p>
<p><strong>Raise Your Deductable</strong></p>
<p>&#8220;Raising your deductible is the best way to keep your premiums down,&#8221; says Amy Bach, executive director of United Policyholders, a policyholder advocacy group. Even if you can afford the expensive premiums of a low-deductible policy, it should ultimately cost less to choose a high-deductible policy and create a bank account to insure your own small losses. Insurance should be for &#8220;catastrophic losses,&#8221; says Rutgers University law professor Jay Feinman. For anything less, &#8220;it often makes sense to absorb those yourself.&#8221;</p>
<p><strong>Get Disaster Coverage</strong></p>
<p>With disasters in the news, the importance of insuring a home against Mother Nature&#8217;s bag of tricks is all too clear. Fire insurance won&#8217;t necessarily pay out if the fire was caused by an earthquake&#8211;unless you have earthquake insurance. And coverage for hurricane wind damage might not protect you from the flood caused by the hurricane. (In Louisiana, only 29 percent of households are covered for floods, according to its insurance commissioner.) Flood insurance is available through the federal National Flood Insurance Program for an average of about $600 per year. On coastal areas and beachfront, coverage can be far more costly.</p>
<p><strong>Don&#8217;t Underinsure</strong></p>
<p>A dangerous way to lower premiums is to get too little coverage. Homeowners who can afford it would be smart to insure enough to cover the contents of a house–including artwork or other expensive items–and the full cost to rebuild a home on the site. This construction can be much more than the market value of a house, says public insurance adjuster Jack Kunz, president of Alex N. Sill. Also, many young families fail to get enough life insurance, says financial adviser Brenda Knox. Insurance agents sometimes won&#8217;t present a policy with full coverage for fear that the high premiums will scare off customers.</p>

<p>Slap your hand away when it reaches to make a ham sandwich as an evening snack. Ham, bacon, sausages, and smoked meats contain high levels of the amino acid tyramine, which triggers the brain to release norepinephrine, a brain stimulant that makes us feel alert and wired.</p>
<p><strong>2. Chocolate</strong></p>
<p>Love an evening cup of cocoa? That sundae in front of the TV? Be careful of chocolate in all its disguises. Many people are increasingly sensitive to caffeine as they get older, and even the little chocolate chunks in chocolate chip ice cream could zap you just enough to prevent ZZZZs. Chocolate also contains tyrosine, a stimulating amino acid.</p>
<p><strong>3. Energy drinks</strong></p>
<p>Red Bull and other energy drinks are high in caffeine as well as the amino acid taurine, which boosts alertness and adrenaline. Recent studies have shown that even if you drink energy drinks early in the day, the combined high dosage of taurine and caffeine can make it hard to sleep, or to sleep well, later on.</p>
<p><strong>4. Tomato sauce, chili, pizza, and spicy foods</strong></p>
<p>Digestive disturbances are a common source of sleep problems, but many people fail to make the connection. Acidic and spicy foods can cause reflux, heartburn, and other symptoms that interrupt sleep.</p>
<p><strong>5. The nightcap</strong></p>
<p>A drink or two may make you feel more relaxed after dinner, but it comes back to haunt you &#8212; literally &#8212; a few hours later, by preventing you from achieving deep sleep. And because alcohol both dehydrates you and makes you have to pee, it wakes you up, too. Wine is high in the stimulant tyrosine as well.</p>

But where do you start? How do you choose from racks of seeds, catalog after catalog and rows upon rows of nursery seedlings? Successful small-scale farmers know what and when to plant, and how to start the crops. Here are some tips from <a href="http://www.ehow.com/how_110539_start-vegetable-garden.html">eHow</a> on how to get started.</p>
<p>1. Grow only those vegetables you enjoy eating. Give priority to those prized for incredible flavor when eaten fresh from the garden: sweet corn, beans and peas, tomatoes and young spinach, among others.</p>
<p>2. Prepare a plot of flat ground that gets full sun nearly all day. Break up and turn the soil and add compost or other organic material (See How to Buy Soil Amendments). A full day of blazing sunshine is especially important if you grow vegetables in the cool weather of early spring, early fall or winter.</p>
<p>3. Figure out how much growing space you have and plant accordingly. Lettuce, for example, can be grown in a solid mat, but tomatoes need to be spaced about 2 feet (60 cm) apart. Give pumpkins at least 4 feet (120 cm) of growing room. Growing requirements are provided on seed packets, in catalogs, and on nursery tags, as well as in books on growing vegetables.</p>
<p>4. Choose crops that require less room if you have a small vegetable garden or grow vegetables in a container. Lettuce is a great pot plant, and &#8216;Patio&#8217; or &#8216;Tumbler&#8217; tomatoes will grow well in a hanging basket. Plants that climb and vine, such as cucumbers and pole beans, can be trained up a trellis to take up less room horizontally. Tuck herbs and parsley into flower beds.</p>
<p>5. Schedule plantings around the two main growing seasons which vary by region: cool (spring and fall) and warm (summer). Common cool-season vegetables include beets, broccoli, cabbage, carrots, cauliflower, lettuce, peas, potatoes, radishes, spinach and turnips. Warm-season crops include beans, corn, cucumbers, eggplant, melons, peppers, pumpkins, squash and tomatoes.</p>
<p>6. Sow some seeds directly in the ground as they grow best that way: beans, beets, carrots, chard, corn, lettuce, melons, peas, pumpkins, squash and turnips. Starting seeds is, of course, much less expensive than planting seedlings sold in flats, packs and pots.</p>
<p>7. Start with nursery seedlings of certain other crops unless you are an experienced vegetable grower. These plants tend to do better when set out in the garden as seedlings: eggplant, peppers, tomatoes, broccoli, cabbage and cauliflower. Squash and cucumbers are among a few you can plant just as effectively as either seeds or seedlings.</p>
<p>8. Buy seeds at nurseries or by mail order starting just after the New Year, when the selection is freshest. Look for seed packets marked as having been packed for the current year.</p>
<p>9. Buy vegetables online and from mail-order seed companies for a far greater selection than you&#8217;ll find at neighborhood nurseries. Burpee (burpee.com), Johnny&#8217;s Selected Seeds (johnnyseeds .com), Park Seed Company (parkseed.com) and Thompson and Morgan (thompson-morgan.com) are a few long-established sources.</p>
<p>10. Shop for seedlings when your soil is prepared and you are ready to plant. Keep them moist and don&#8217;t let them sit around for more than three days. Buy healthy and vigorous seedlings. They should stand up straight and be stocky, not lanky, with no yellow leaves or bug holes.</p>
<p>11. Save money and get truly involved with your garden by starting seeds indoors in winter and transplanting them into the garden in spring. It&#8217;s simplest to start with complete kits, sold at garden centers and through catalogs, containing fluorescent lights, soil mix, containers and watering devices.</p>
<p>12. Sow seeds of colorful radishes or giant sunflowers to introduce children to the satisfaction and fun of growing their own food. Or lean 3 stakes together, tie them together at the top, and train pole beans up the stakes. Voila! A bean teepee.</p>
